First District Properties is a Dubai-licensed real estate brokerage covering the UAE property market. We provide structured, data-informed guidance to buyers, investors, and landowners across the Emirates, with primary on-ground focus on Dubai and selective advisory coverage on Abu Dhabi, Sharjah, and Ras Al Khaimah.
We operate differently from a standard agency. Our work begins with understanding objectives, not listings. Before any property is presented, we establish what the client is trying to achieve, what risk they can absorb, and what the market data actually supports.
Our on-ground presence is continuous. We tour Dubai communities, track DLD transaction patterns, monitor UAE Central Bank lending rules, and review new supply across the Emirates regularly. This daily involvement informs every recommendation we make.

Competing units delivering in the same window. The most overlooked variable in Dubai off-plan analysis. We map it before recommending.

Off-plan price compared to DLD transactions for equivalent ready units. If launch exceeds secondary market, the thesis starts fragile.

Who is the secondary buyer at handover, at what price, and how deep is that demand pool. Assessed before entry.
